This land rush has turned farmers into multimillionaires, with 96 families in Salem Township selling roughly 1,700 acres to data-center developer QTS, a Blackstone unit, for $586 million. The average price per acre was $330,000, and the average payout per family was $5.5 million. Some of these families were of "modest means," living in double-wide trailers, but their land's value has skyrocketed due to its potential for powering energy-hungry data centers for AI.
One couple, Marilee and David Kiliti, received more than $22 million for their 89-acre hog farm, which previously made so little that David worked construction jobs. Now, they're planning a "barndominium"-style dream home with a basketball court and theater room. But not everyone is celebrating this transformation. Some nearby residents see the emerging server-farm corridor as a threat to the rural landscape and have posted "no data center" signs.
The impact of this AI-fueled land rush extends beyond the immediate area. A similar deal involving about 200 landowners and a potential $1.3 billion payday is already in motion nearby.
